Temporary leases are prohibited. It seemed to be canceled for a while, but during an extra round of debate last month it turned out that a majority of the House of Representatives will agree on Tuesday with an initiative law from PvdA and ChristenUnie. This ban will be detrimental to landlords who like to be flexible and able to react quickly to changing circumstances.
Temporary leases were allowed in 2016, with the expectation that this would lead to an increased supply of rental properties. However, an evaluation showed that this was not the case. Now the possibility to offer temporary rental contracts is completely banned. This will limit landlords in their ability to respond quickly to changing circumstances, such as when they want to sell or move into their home.
In addition, the ban on temporary leases can lead to less income for landlords. They will no longer have the option to increase the rent when new tenants take up residence, which will limit their income stream. Landlords can no longer offer their homes to tenants in a flexible manner, which increases the risk of vacancy.
Of course there will be exceptions to the ban, so rest assured. For example, it remains permitted to temporarily rent out homes as a changeover home for tenants who have to leave their home temporarily due to renovations. Temporary rental contracts can also still be offered to students. There will also be room for people who are going to live with blended families at a later age.
We understand that this change may not be beneficial to some landlords, but it could be beneficial to tenants and the quality of life in the neighborhood.
