If you want to rent out your house, it is mandatory to hand over an energy label to the tenant. The energy label shows how energy-efficient the home is and what energy-saving measures can be taken. Energy label present? Prepare for checkups



In the Netherlands it has been mandatory since 2008 to apply for an energy label for the sale, rental or delivery of real estate. Previously it was possible to apply for the label yourself through various parties. This changed in 2021. Since then, you can only request an energy label through a skilled energy advisor who has inspected the home. This gives buyers and tenants a fair idea of ​​the energy efficiency of the building. Because there were not yet enough skilled energy consultants active in 2021, it regularly happened that homes were sold or rented out without handing over the energy label. Because a lack of experts was the reason for the absence of the energy label, sellers and landlords were not fined for this in 2021.



Supervision by ILT



Whether the energy label has been applied for by landlords or sellers is checked by the Human Environment and Transport Inspectorate. Until January 1, 2022, the Ministry of Infrastructure and Water Management did not respond to housing advertisements that were published without a label. At the moment, the ILT is again actively monitoring the mention of the energy label in the rental or sales advertisement. If the energy label is not mentioned in the advertisement, then as a private seller or landlord you risk a fine of € 435. The fine is higher for companies that sell a home. Companies risk a fine of no less than €870 per house sold.








Avoid high fines by looking for an energy advisor in good time. Each energy label is valid for 10 years from the date of registration.
